Bates is excited to introduce the completed fit-up of this building for the Takoma Park Silver Spring Co-op (TPSS Co-op), located in the historic district of the City of Takoma Park as the corner feature of Ethan Allen Avenue and Sycamore Avenue. Built in 1941, this building had been used over the years by retail tenants ranging from its original use as a Safeway grocery store, to an electric motor repair business, then back to its original function as a grocery store for the Takoma Park Co-op.

The client’s goal for this project was to execute aesthetic and energy-efficient upgrades to the store while incorporating an aggressive project schedule with the aspiration of limiting the time the store was closed to the public as much as possible prior to the holiday season. The outcome of this design features minor modifications to the existing storefront, replacement of existing mechanical systems, and brand-new refrigeration, produce, and merchandising equipment, all arranged in a more ergonomic layout to better serve the Co-op’s customers and employees. Walking into the store, customers will experience a more bright and fresh atmosphere with an upgrade to the interior finishes, new restrooms, and replacement of all lighting with more energy efficient fixtures throughout. The building is 6,900 square feet and required shell improvements including floor slab stabilization by way of polyjacking, floor leveling throughout, roof system replacement, and added structural roof framing supports to carry the load of the new rooftop equipment. The General Contractor was Kalmia Construction.
