Bates Architects, LLC Selected for Renovation and Adaptive Reuse of Historic Trolley Building
Bates Architects, LLC has been selected as the architect for the renovation and adaptive reuse of the historic Trolley Building at 200 E Patrick Street in Frederick, Maryland. Once a regional trolley station, the building—affectionately known as “The Trolley Building”—will be reimagined to serve as a dynamic space for retail, hospitality, and business tenants. Upon completion in late 2025, the transformed building will contribute to the vibrant revitalization of the area.
Design work and project approvals are currently underway, and the Trolley Building is set to become a key part of the evolving Carroll Street corridor. This exciting redevelopment will be situated adjacent to a new hotel project, enhancing the area’s appeal as a destination for both locals and visitors.
In 2024, Bates Architects successfully completed two significant adaptive reuse projects on Carroll Street—the Frederick Book Arts Center and True Standard Distilling Company—demonstrating the firm’s expertise in transforming historic spaces into modern, functional environments. With this track record, Bates Architects is poised to deliver another exceptional project that preserves the building’s historical character while integrating new uses for the future.
